Nationwide, Pre-foreclosures, are often sold
via short sale, with about 21 percent below
the average sales price of a non-foreclosure
home (similar to the discount of 22 percent
on pre-foreclosure purchases for the entire
year). In Pagosa Springs, the
discounts are higher.
A short sale
consists of the lender accepting less than
the loan amount owed. I work with
short sale property owners, helping them
work with their banks to consider a short
sale scenario, and well in advance of an
actual contract from a buyer. The procedure
can be tiring, but if done right can also
save the seller's credit from a foreclosure
rating. Short sales can effect credit
rating , but can also disappear from credit
after time. Foreclosure lingers into
not only credit but also employment and
other financial scenarios. When purchasing a short sale, the
buyer will have additional short sale
paperwork and must prove they can purchase
the property with cash or new financing.

for foreclosure properties, recently
released its Q4 and Year-End 2011 U.S.
Foreclosure Sales Report™, which shows that
sales of homes that
were in some stage of foreclosure or bank
owned accounted for 24 percent of all U.S.
residential sales during the fourth
quarter—up from 20 percent of all sales in
the previous quarter.
In 2012 Pagosa
Springs, estimates are as high as 68% of the
properties on the market or soon to be on
the market face foreclosure.
Once
foreclosed, properties are now the property
of the lender who now will sell
them.
